Conditions or Reasons:
1) The proposed first floor side and two storey front extension would be less than 1m to the neighbouring boundary and would result in a cramped form of development, which would be out of keeping with and harmful to the character of the area. As such, the proposal is contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review and Section 7 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF.
