Conditions or Reasons for Planning Application - CB/20/04511/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those stated on plan No. 02.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01 & 02.

Reason: To identify the approved plans and to avoid doubt.
4) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as No. 24, Church Road, Stotfold and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit.

5) The studio hereby permitted shall only be used for purposes incidential to the enjoyment of No. 24, Church Road, Stotfold and shall not be used for any commercial purpose unless planning permission is given by the Local Planning Authority under an application submitted for that purpose.

Reason: To prevent the development being used for commercial purposes to the detriment of the neighbouring occupiers and highway safety. (Section 12, NPPF)
6) Prior to the commencement of development a landscaping scheme should be submitted to and approved in writing by the Local Planning Authority. The details should include the species and positioning of the trees/ shrubs and timing for implementation. The planting should then be carried out in accordance with the approved scheme.
 
Reason: To ensure an acceptable standard of landscaping to prevent harm to the character of the area. (Sections 12 & 15, NPPF)
