Conditions or Reasons:
1) The proposed dwelling would represent an incongruous form of development, which will be overly dominant within the streetscene, harmfully departing from the open, spacious pattern of development identified to the northwest of Chestnut Close. The prominance of the proposed dwelling and resultant harm to the streetscene is exacerbated by the siting of the dwelling on the curvature of the road. Consequently, the proposed development will result in harm to the character and appearance of the streetscene and surrounding area, in conflict with Policy DM4 of the North Core Strategy and Development Management Policies (2009), Section 12 of the NPPF and the Central Bedfordshire Design Guide.
