Conditions or Reasons for Planning Application - CB/20/04531/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The proposed trading outlet use for registered customers only hereby approved shall only be used according to the following hours:

Operation and staffing hours: 0700 to 1800 hours, Monday to Friday and 0830 to 1300 hours on Saturdays.
Registered customer opening hours: 0830-1700 Monday to Friday and 0830-1300 hours on Saturdays
Delivery hours: 0830 to 1630 hours, Monday to Friday

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy.

3) Prior to the commencement of the private trading outlet Sui Generis use hereby approved, the cycle parking and refuge storage details, as shown on drawing no. 20111/3B, shall be implemented and retained thereafter.

Reason: To ensure the refuse collection bins do not cause a hazard or obstruction to the highway or parking area and in order to promote sustainable modes of transport. (Section 9, NPPF)
4) The proposed sliding gates hereby approved to replace the existing gates at the site's vehicular entrance, as indicated on the drawing no. 20111/3B, shall be carried out using materials and goods to match as closely as possible in colour, type and design to the existing palisade fencing running along the north-eastern boundary of the application site.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished with matching materials and goods in the interests of the visual amenities of the locality.

5) The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 20111/1, 20111/2, 20111/3B and 20111/4.

Reason: To identify the approved plans and to avoid doubt.
