Conditions or Reasons for Planning Application - CB/20/04550/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials and finish as detailed oin the application drawing 02C.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropraite materials in the interests of the visual amenities of the locality. (Section 12, NPPF)
3) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification) the garage hereby permitted shall be kept permanently available for the parking of motor vehicles.

Reason: To ensure that off-street parking is retained in the interests of highway safety. (Section 9, NPPF)
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the east flank elevation of the proposed rear extension, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents. (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number 02C.

Reason: To identify the approved plan/s and to avoid doubt.
