Conditions or Reasons for Planning Application - CB/20/04588/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those stated on plan No. 230_PL06.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 230_PL02, 230_PL05A, 230_PL04, 230_PL03, 230_PL01 & 230_PL06.

Reason: To identify the approved plans and to avoid doubt.
4) The first floor window in the front elevation of the two storey gable end front extension hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times.

Reason: To safeguard the privacy of the current and future occupiers of the dwelling.

5) The development shall not be brought into use until the parking scheme shown on Drawing No. 230_PL05A has been completed. The parking scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.

6) The proposed parking sapce shall be surfaced in bituminous or other similar durable material (not loose aggregate) for a distance of 5m into the site, measured from the highway boundary. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason
To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.
