Conditions or Reasons for Planning Application - CB/20/04721/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All new doors and windows shall be made of timber unless otherwise agreed in writing by the Local Planning Authority and shall be retained thereafter.
Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with the Local Plan and National Planning Policy Framework (section 16).

4) None of the components, members or elements comprising the structural timber frame and fabric including the infill panel material, stave or wattle & daub or brick, stone & plaster of the building shall be cut, damaged, altered or otherwise changed other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place
Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF)
5) The repairs and alterations to the Listed Building hereby approved shall be implemented in full as detailed in the submitted Schedule of Works to the Fabric of the Listed Building (Tye Architects, ref: 2002).

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic fabric of the Grade II Listed Buildings and their significance (Section 16, NPPF)
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2002_000; 2002_001; 2002_100; 2002_101; 2002_102; 2002_120; 2002_121; 2002_122; 2002_140; 2002_141; 2002_142; 2002_143; 2002_144; 2002_200; 2002_300; 2002_301; 2002_302; 2002_400; 2002_401; 2002_402; 2002_500; 2002_600; Structural Assessment Report (The Morton Partnership, ref: ST/20064-srep rev 2, December 2020); Heritage Asset Assesment (Leigh Alston, June 2020); Archaeological Heritage Statement (Albion Archaeology, ref: 2020/90, Version 1.0); Ecology Report (Cherryfield Ecology, 25/09/20); Design and Access Statement (TYE Architects, ref: 2002); Schedule of Works to the Fabric of the Listed Building (Tye Architects, Project ref: 2002).

Reason: To identify the approved plan/s and to avoid doubt.
