Conditions or Reasons:
The siting, scale, form and design of the proposed extension results in a prominent and conspicuous form of development which is out of keeping with and detrimental to the character and appearance of the dwelling, street scene and setting. The proposal is therefore contrary to Policy DM3 of the Core Strategy Development Management Policies (2009), Section 12 of the National Planning Policy Framework (2019), and Section 7.03.03 of The Central Bedfordshire Design Guide (2014).
