Conditions or Reasons:
1) The proposal fails to provide suitable or safe access onto the public highway and the internal road width is substantially below the required standard to support the use proposed. As such the proposal does not demonstrate safe or convenient access for future users, including customers and would lead to the increased use of a substandard access. As such the proposal is considered to conflict with Policy T2 of the CBLP and Chapter 9 of the NPPF.
