Conditions or Reasons for Planning Application - CB/21/00050/PAAD
Conditions or Reasons:
1) The development hereby granted Prior Approval shall be completed within three years from the date of this permission.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
2) The access shall have a minimum width of 4.8m for no less than 8.0m into the site measured from the nearside kerbline

Reason: In the interest of road safety and for the avoidance of doubt and to allow for the two way flow of vehicles at the shared access and avoid obstruction of the carriageway
3) Before the premises are occupied all on site vehicular areas shall be surfaced in a stable and durable materials in accordance with details to be approved in writing by the Local Planning Authority. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits
4) A refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation, parking provision and manoeuvring area on the site shall not be used for any purpose, other than as garage accommodation with cycle parking provision and storage pertaining to the residential use, parking provision and manoeuvring area unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision, turning area and thereby minimise the potential for on-street parking and/or indiscriminate parking which could adversely affect the convenience of road/access users and the manoeuvring area.
6) This approval relates only to the details shown on the submitted plans, numbers MFA20-20D; MFA20-21A; MFA20-02; MFA20-01A.
Reason: To identify the approved plan/s and to avoid doubt.
