Conditions or Reasons:
1) The proposed garage, by virtue of its siting, design and scale, would not positively contribute to the character and appearance of the area and would appear as a cramped. prominent and dominating feature within the streetscene. The proposal would subsequently detract from and cause harm to the character and appearance of the area. As a result, the proposal is contrary to Section 12 of the National Planning Policy Framework (2019) and Policy DM3 of The Core Strategy and Development Management Policies- North (2009).
