Conditions or Reasons for Planning Application - CB/21/00106/FULL
Conditions or Reasons:
1) The proposed development represents inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The proposal, by reason of its excessive size, massing and overall design would be harmful to the openness of the green belt. No factors which could amount to very special circumstances to outweigh the harm to the Green Belt have been advanced. The proposal is therefore contrary to Section 13 of the National Planning Policy Framework.
2) The proposed annexe building by reason of its excessive size and scale would result in a harmful intrusion of development into the countryside to the detriment of the Chilterns Area of Outstanding Natural Beauty, Area of Great Landscape Value and the character of the local area. The proposed annexe is therefore contrary to Section 15 of the NPPF and Policy BE8 of the South Bedfordshire Local Plan Review.
