No development shall take place above slab level until detailed hard and soft landscape plans and details of landscape maintenance have been submitted to and approved in writing by the Local Planning Authority. These plans shall include;
Layout for all soft and hard landscaping, and locations of all furniture including any fencing, railings, barriers, lighting, safety equipment (if applicable) seating etc. Full specifications for all soft and hard landscaping, including species, types, form, sizes and densities, planting methods, relevant support / protection, fencing details, seating design, hardstanding specification etc. Detail on all hard surface materials including finishes to structures.
The approved soft landscaping details shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The approved hard landscaping details shall be implemented prior to the building first being brought into use.
The approved landscaping scheme shall subsequently be maintained in accordance with the approved landscape maintenance scheme and soft landscape features which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To secure appropriate landscape mitigation to ensure enhancement of proposals and appearance given the context of the site and in accordance with SBLP Policy B8; Design Considerations, Sections 12 & 15 NPPF). |
