Conditions or Reasons for Planning Application - CB/21/00189/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DD 20/231.1, DD 20/231.2

Reason: To identify the approved plan/s and to avoid doubt.
4) All tree removal and access facilitation pruning shall be restricted to that stipulated in Appendix 2 "Survey Schedule" and Section 6.1 of the "Recommendations/Tree Protection
Strategy", which form part of the "Tree Survey Report - Pre Development", dated February 2021, as prepared by RGS Arboricultural Consultants.

REASON

To ensure that only the minimum tree works required to facilitate development are carried out, so as to avoid unnecessary tree removal and pruning, and that the work is carried out to an appropriate standard, and is an accordance with good arboricultural good practice.
5) No development shall commence until all tree protection barriers/fencing and ground protection have been installed and positioned in strict accordance with Appendix 3B "Tree Protection Plan - Proposed" and Sections 6.2 and Section 6.3 of the "Recommendations/Tree Protection Strategy", which form part of the "Tree Survey Report - Pre Development", dated February 2021, as prepared by RGS Arboricultural Consultants. The tree protection barriers/fencing and ground protection shall then remain securely in position throughout the entire course of development works.

REASON
To ensure the protection of tree roots and rooting medium from compaction and other damage incurred from construction activity.
