| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall take place until details of the existing and final ground and slab levels of the development hereby approved have been submitted to the Local Planning Authority for approval in writing. Such details shall include sections through both the site and the adjoining properties, the location of which shall first be agreed in writing with the Local Planning Authority. Thereafter the site shall be developed in full accordance with the approved details.
Reason: This condition is pre-commencement to ensure that an acceptable relationship results between the new development and adjacent buildings that secures a high quality finished scheme and protects the amenity currently enjoyed by adjacent property occupiers (Policy DM3, North Central Bedfordshire CSDMP, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF) |

No development above slab level for the replacement dwelling hereby approved shall take place, notwithstanding the details submitted with the application, until details of the materials and goods to be used on the external walls and roofs of the development hereby approved have been submitted to the Local Planning Authority for its approval in writing. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Policy DM3 of the North Central Bedfordsire CSDMP, policy HQ1 of the emerging Central Bedfordshire Local Plan and section 12, NPPF) |

The replacement dwelling hereby permitted shall not be occupied until a scheme for the parking of cycles on the site has been submitted to the Local Planning Authority for its approval in writing. The scheme shall be fully implemented before the development is first occupied and thereafter retained for this purpose.
Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF) |

The replacement dwelling hereby approved shall not be occupied until a scheme (based on current government policy/guidance at the time of submission) for the provision of an electric charging point is submitted to the Local Planning Authority for its approval in writing. The charging point shall be provided as approved prior to the occupation of the dwelling and be retained thereafter.
Reason: To ensure the development protects and exploits opportunities for the use of sustainable transport modes for the movement of people in accordance with section 4 of the National Planning Policy Framework. |

Notwithstanding the provisions of Part 1, Class A, B or C of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions or roof extensions to the replacement dwelling hereby permitted shall be carried out without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of protecting the visual amenity and the openness of the Green Belt. (Section 13, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers TQRQM21120151303445, TQRQM21120144712009, SE3402, SK 1, SK 2, SK3, SK 5 and SE3042/4A.
Reason: To identify the approved plans and to avoid doubt. |
