| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to development, an Arboricultural Method Statement shall be submitted to the Local Planning Authority for approval, outlining all working practices to be undertaken in accordance with good arboricultural practice, and to include the construction specification for tree protection fencing, ground protection, and also the "no-dig" cellular confinement system required for the new driveway, as shown on the Tree Protection Plan (Ref. 17/122), dated 30th January 2018. The approved Arboricultural Method Statement shall then be implemented both before, and then throughout the entire course of development works, with strict adherence to the required sequence of operations, as specified in the Arboricultural Method Statement, ensuring that all protection measures, including the construction of the cellular confinement system, are installed before any access or excavation work commences inconnection with the new garage.
REASON To protect the retained trees from root damage incurred from construction activity, and from the agreed encroachment into the designated Root Protection Area of the trees, so as to maintain tree health, stability and amenity value. |

Prior to development, all tree protection barriers, ground protection and cellular confine mentsystems shall be positioned in strict accordance with that shown on the Tree Protection Plan, dated 30th January 2018 (Ref. 17/122), and in accordance with the approved Arboricultural Method Statement. The tree protection barriers, ground protection and cellular confinement systems shall then remain securely in position throughout the entire course of development works
REASON To ensure that tree protection is in accordance with the tree survey findings, and arboricultural implications assessment, as outlined in the Arboricultural Report prepared by Simon Pryce, dated 26th May 2018 (Ref. 19/122AIA), so as to maintain tree health, stability and amenity value. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1276 : 71, 1276: 131, 1276: 132, 1276: 141, 1276: 139, 1276: 140, 1276: 133, 1276: 138.
Reason: To identify the approved plan/s and to avoid doubt. |
