Conditions or Reasons for Planning Application - CB/21/00405/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The extensions to the dwellinghouse hereby permitted shall be externally finished in materials to match as closely as possible in colour, type and texture, those of the existing dwellinghouse.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) No works above slab level shall take place, until details of the materials to be used for the external walls and roofs of the garage/car port hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

4) The container grown (80 litre container, 10/12 cm girth) Silver Birch tree illustrated on drawing L01/A to be planted to the front of the property, shall be planted within three months of the date of completion of the garage. Thereafter, the tree shall subsequently be maintained for a period of five years from the date of planting and if it dies or is destroyed during this period the tree shall be replaced during the next planting season with another of a similar size and species.

Reason: In the interest of the visual amenities of the area.
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LO1/A, LO2, LO3/B and LO4.

Reason: To identify the approved plan/s and to avoid doubt.
