Conditions or Reasons:
1) The proposed development due to its scale, siting, design and material finish, within such close proximity of New Road appears as intrusive and harmful within the streetscene and fails to respect the established character of built form along New Road. As a result the proposal is considered to result in harm to the character and appearance of the area and of the rural landscape of New Road in conflict with Policies HQ1 and CC2 of the Central Bedfordshire Local Plan and Chapter 12 of the NPPF.
