Conditions or Reasons for Planning Application - CB/21/00510/FULL
Conditions or Reasons:
1) The raising in height of the roof ridge and its increase in pitch together with the proposed first floor rear extension would cause significant and unacceptable harm to the appearance of the house, the street scene and the wider area. This would be in conflict with Policy DM3 of the CSDM document dated 2009 and Policy HQ1 of the emerging Central Bedfordshire Local Plan as it would be out of scale and design to its setting. It would also be contrary to the CBC design guide on House Extensions and Alterations and the NPPF.
