Conditions or Reasons for Planning Application - CB/21/00543/FULL
Conditions or Reasons:
1) The proposed attached dwelling, by virtue of its siting, scale and design, would not match the existing grain of development. The introduction of a dominant form of development in this prominent corner location would result in a terracing of an existing pair of semi-detached dwellings and the removal of the sites open frontage, and is not characteristic of the design of corner dwellings within Osborn Road. This would subsequently cause significant harm to the character and appearance of the area, and as such the proposal would be contrary to Section 12 of the NPPF (2019) and Policies H2 and BE8 of the South Bedfordshire Local Plan Review (2004).
2) The proposed development if permitted would create an access for which visibility would be restricted due to its alignment with the main carriageway which would create a hazard to users of the highway and users of the premises. The proposal would be contrary to Section 9 of the NPPF, Policy T10 of the South Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
