Conditions or Reasons:
1) The proposed garage extension adds a harmful mass and bulk to the dwelling which will appear dominant and conspicuous to the detriment of the character and appearance of the dwelling and street scene at a visually prominent corner site. The proposed development is therefore not a high standard of design or layout which is appropriate to the setting, contrary to policy DM3 of the Core Strategy and Development Management Planning Document (2009), the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide on House Extensions and Alterations (2014).
