Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 145 and 146 of the National Planning Policy Framework. The proposed extensions together with the previous extension to the property would result in a cumulative extensions disproportionate to the original dwelling.The proposal would have a significant detrimental impact on the openness of the Green Belt. No very special circumstances have been established in this case and thus the proposal is in conflict with Section 13 of the NPPF, Policies GB1 and GB3 of the South Bedfordsire Local Plan Review 2004 and the Central Bedfordshire Design Guide.
2) The rear extension by reason of its excessive depth and bulk would not be subservient to the existing bungalow and would dominate the host dwelling such that it would be harmful to the original character of the existing property and to the surrounding area. As such, the proposal would be contrary to Section 12 of the NPPF, Policies BE8 and H8 of the South Bedfordsire Local Plan Review 2004, and the Central Bedfordshire Design Guide.
3) The proposed extension by reason of its excessive size, unsatisfactory design and siting would result in an unacceptable loss of light and overbearing impact upon the existing and future occupiers of the adjoining property (No.28). As such, the proposal is contrary to Section 12 of the NPPF, Policies BE8 and H8 of the South Bedfordshire Local Plan Review 2004, and the Central Bedfordshire Design Guide.
