Conditions or Reasons for Planning Application - CB/21/00626/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) No development shall commence until a Tree Protection Plan based on the distances and specification detailed in BS5837 2012 Trees in relation to Design, Demolition and Construction has been submitted to and approved in writing by the Local Planning Authority.

Reason: To protect the trees within proximity of the development in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended.

4) The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 9 Longborns, Cranfield and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DSM/01/2021/06, CBC-001.

Reason: To identify the approved plan/s and to avoid doubt.
