| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those on the approved plans.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those on the approved plans in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall only be used as an annexe to the dwelling known as 61 Hills End and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF) |

Before the completion of development, a landscape planting plan and planting specification shall be supplied to the Local Planning Authority for approval, showing the provision and maintenance of a native hedgerow to be planted along the frontage of the property, in the position indicated on Drawing No.SE339/1AB. The approved planting plan and planting specification shall then be implemented during the planting season (November to March) following completion of development, with the hedgerow maintained for a period of at least 5 years until satisfactorily established, with any losses replaced in accordance with the approved plans.
REASON To replace native hedgerow previously removed along the roadside boundary, in order to restore rural character and visual amenity. |

The development is being permitted on the provision that the hedge situated along the eastern boundary of the site is to be retained, and this hedgerow shall not be damaged, cut down, coppiced or grubbed up thereafter, without the written consent of the Local Planning Authority.
REASON To protect the integrity of the boundary hedge and to retain its screening value and contribution to rural character. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SE3339/1B.
Reason: To identify the approved plan/s and to avoid doubt. |
