| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16). |

None of the components, members or elements comprising the structural timber frame and fabric - including the infill panel material, stave or wattle & daub or brick, stone & plaster - of the building shall be cut, damaged, altered or otherwise changed - other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place.
Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF) |

Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.
Reason: To ensure that the development/work is in keeping with the existing Listed Building. (Section 16, NPPF) |

All new doors and windows shall be timber and detailed drawings at a scale of 1:10 of all new doors and windows shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The works shall be carried out in strict accordance with the approved details.

The size and type of the glazed roof proposed to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Only the approved details shall be implemented.

All new rainwater goods shall be black powder coated cast aluminium or cast iron. Details of the profile, colour finish and exact system to be employed shall be submitted to and agreed in writing by the Local Planning Authority. Only the approved details shall be implemented.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 03-02-001, 03-02-002, 03-03-001 and 03-03-002.
Reason: To identify the approved plan/s and to avoid doubt. |
