Conditions or Reasons for Planning Application - CB/21/00804/FULL
Conditions or Reasons:
1) The proposed development would result in unacceptable overlooking and loss of privacy to the occupiers of No. 19 and 21 Clifton Road, as such it would conflict with the requirements of Policy H2 of the South Bedfordshire Local Plan Review and the aims and objectives of the National Planning Policy Framework.
2) The proposed development, by virtue of its layout and lack of windows to serve flat 2 (as identified on dwg no. MSA/20P/Sk (A) 20A) would result in an unacceptable living environment for future occupiers in respect of lack of outlook and lighting levels. The proposal would thereby conflict with Policy H2 of the South Bedfordshire Local Plan Review and the aims and objectives of the National Planning Policy Framework.
3) The proposal has failed to assess the impact that the change of use would have on the trees to the rear of the site. The close proximity of the windows serving habitable rooms on the rear would create vulnerability to conflict and nuisance caused by these trees and thereby pressure for removal, which would be detrimental to the character of the area and conflict with Policy H2 of the South Bedfordshire Local Plan Review and the aims and objectives of the National Planning Policy Framework.
