Conditions or Reasons for Planning Application - CB/21/00842/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials and finish as detailed in the approved drawings and the supporting photo dated 25/3/21 .

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials and finish in the interests of the visual amenities of the locality. (Section 12, NPPF)
3) The erection of the piers and installation of the gate shall not be commenced until the landscaping scheme as detailed on drawing 03A has been implemented in accordance with the details provided, and maintained accordingly. Should any planting die or be destroyed during a period of five years following the implementation of the landscaping scheme then it shall be replaced during or before the next planting season.

Reason: To provide mitigation for the proposed development. (Section 12 NPPF)
4) The driver/driver intervisibility splays which extend to the limits of the site's highway frontage from a point on the centre line of the access measured 2.4m back from the road channel, shall be kept free from obstruction and retained in perpetuity.

Reason: To maintain adequate visibility between the existing highway and the existing access and to make the access safe and convenient for the traffic which is likely to use it.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, dwg 03A, location plan 17/2/21 and supporting photo 25/3/21.

Reason: To identify the approved plan/s and to avoid doubt.
