Conditions or Reasons:
1) The proposed development is of a size, scale, height, footprint and overall design which would result in visual harm to the character of the rural area by creating an urbanising effect and an encroachment into the open countryside. As such the proposal is not of high quality design appropriate to local surroundings and is contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021), the Central Bedfordshire Design Guide and section 12 of the NPPF.
