Conditions or Reasons for Planning Application - CB/21/00863/LB
Conditions or Reasons:
1) Other than as detailed in the Appendix G Method Statement and Appendix H Specification hereby approved, no works of alteration or replacement in respect of the constructional fabric of the building shall be undertaken without the prior written agreement of the Local Planning Authority and any such additional works agreed shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric and traditional character of this listed building in all its respects (Section 16, NPPF)
2) Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, mortars, plasters and decorative finishes, shall be undertaken using materials strictly compatible with the traditional construction of the building.
Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in the safeguarding of, the traditional fabric and constructional character of this listed building in all its respects (Section 16, NPPF)
3) Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character and appearance of this listed building in all its respects (Section 16, NPPF)
4) This consent relates only to the works detailed and specified in the submitted Appendix G Method Statement and Appendix H Render Specification.

Reason: To identify the approved plan/s and to avoid doubt.
5) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
