Conditions or Reasons:
The proposal would introduce new fencing along the prominent front boundary which would dominate the frontage, result in a suburban appearance which would be appear incongruous within the streetscene. The fencing would also be harmful to the rural characteristics of the Eggington Conservation Area, which benefits from the contribution of landscaping along boundary frontages. The proposal would neither maintain or enhance the Conservation Area. As such, the proposal would be contrary to Policy BE8 of the South Bedfordshire Local Plan, the Central Bedfordshire Design Guide and Sections 12 and 16 of the NPPF.
