1) The proposed dwelling by reason of its scale, form and design would appear incongruous and out of keeping with the existing character and appearance of the area. The proposed development therefore conflicts with policy DM3 of the adopted Core Strategy and Development Management Policies (2009); Section 12 of the National Planning Policy Framework (2019); and the Central Bedfordshire Design Guide (2014).
