| Conditions or Reasons: | 1)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-01 (site location plan), CBC-02 (Elevation plans), CBC-03 (floor plans), CBC 04A (block plan rev. A).
Reason: To identify the approved plan/s and to avoid doubt. |

The parking provision of 8 spaces for the HMO, indicated on the approved block plan, parking provision of 4 spaces in front of the garage and parking provision within the garage, shall not be used for any purpose, other than as garage accommodation and parking provision pertaining to the HMO and annex unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking and parking within the site which may obstruct the manoeuvring of vehicles and lead to vehicle and pedestrian conflict and the reversing of vehicles into the public highway which could adversely affect the convenience of road users and users of the site. The forecourt area fronting the HMO and garage, indicated on the approved block plan showing the 8 parking spaces, shall, apart from 2 visitor parking spaces, remain free of all obstruction to vehicular turning of service/delivery/ambulance sized vehicles unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain on site vehicular turning within the site to alleviate obstruction of manoeuvring vehicles which could lead to vehicle and pedestrian conflict and the reversing of vehicles into the public highway which could adversely affect the convenience of road users and users of the site. Within 1 month of permission being issued details of a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), calculated at one cycle parking space per bedroom and 2 short stay spaces, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented within 1 month of the approved details and thereafter retained for this purpose. (See Informatives)
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. (Section 9, NPPF) |

Within 1 month of permission being issued details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented within 1 month of the approved details and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Section 9, NPPF) |

Within one month of permission being issued details of a scheme for enclosing the private amenity area for the residents of the HMO shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include details of the location of any enclosure and type of boundary treatment. The scheme shall be fully implemented within 1 month of the approved details and shall be retained thereafter.
Reason: In the interest of safeguarding the amenity of future occupiers. (Section 12, NPPF) |

The number of bedrooms in the HMO shall be restricted to 8 and at no times shall the communal areas or area on the ground floor plan (dwg. no. CBC 03) marked as 'Unused Area Closed - No Entry' be used as an additional bedroom.
Reason: In the interest of safeguarding the amenity of future occupiers and in the interest of highway safety. (Section 9 and 12, NPPF) |
8)
The House in Multiple Occupancy as approved under this planning application shall be occupied by no more than 8 residents.
Reason: To ensure an acceptable amenity and living standard for future occupiers. (Section 12, NPPF) |
