Conditions or Reasons for Planning Application - CB/21/00951/GPDE
Conditions or Reasons:
1) In the opinion of the Local Planning Authority, the proposed development does not comply with the criteria set out in Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015 ("the Order"), as the proposed development extension would be within 2 metres of the boundary and the height of the eaves would exceed 3m. Also, the proposed extension would link to a side extension and have a width greater than half the width of the original dwellinghouse.
Therefore, in accordance with Schedule 2, Part 1, Class A of the Order, the application for prior approval is refused and as such the proposal requires the benefit of planning permission.
