Conditions or Reasons for Planning Application - CB/21/00961/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its siting and scale, will result in development which would be overbearing upon the living conditions of the neighbouring dwellings No.42 and No.40 Verne Drive. Due to the constraints of the site and potential for overlooking, windows at first floor serving a bedroom are to be obscure glazed which would give a poor outlook and level of amenity for this bedroom. The proposed development is therefore contrary to Policy DM3 of the Core Strategy and Development Management Policies (2009), Section 12 of the National Planning Policy Framework and would be further contrary to design principles outlined within section 7.04.14 the Central Bedfordshire Design Guide (2014).
2) The proposal, by nature of the cumulative effect of the exessive scale and bulk of the proposed extensions, would result in an unacceptable overdevelopment of the site to the detriment of the character and appearance of the area; as such the proposal is contrary to Policies DM3 of the Core Strategy and Development Management Policies - North (2009) and Section 12 of the NPPF.
