Conditions or Reasons for Planning Application - CB/21/00969/FULL
Conditions or Reasons:
1) The siting, excessive scale, unsympathetic form and design of the proposed garage replacement and decking area will result in a dominant and conspicuous form of development which would be out of character within the surrounding location and would cause harm to the character and appearance of the area. The proposed development is not therefore considered to be a high standard of design and layout and conflicts with policies CS14 and DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the National Planning Policy Framework.
2) The proposed development by reason of its height and design would result in the undue overlooking of the adjoining property harmful to the residential amenity of adjoining occupiers. The proposal is therefore contrary to policies CS14, CS15, DM3 and DM13 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the NPPF
