| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works, other than the proposed cladding, hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those stated on drawing No. DU/HCA/21/010.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers DU/HCA/21/001, DU/HCA/21/002, DU/HCA/21/003, DU/HCA/21/004, DU/HCA/21/005, DU/HCA/21/006, DU/HCA/21/007, DU/HCA/21/008 Rev B, DU/HCA/21/009, DU/HCA/21/010, DU/HCA/21/011 Rev A, DU/HCA/21/012, DU/HCA/21/013 & DU/HCA/21/014.
Reason: To identify the approved plans and to avoid doubt. |

Full details of the material and finish to be used for the external cladding of the first-storey aspect of the proposal hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality (Policy DM3 of the Core Strategy and Development Management Policies 2009). |

The first floor windows in the west and east elevations of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening unless the parts of the window which can be opened are more than 1.7 metres above the floor of the room in which the windows are installed. No further windows or other openings shall be formed in the west or east elevations of the development, hereby approved.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |
