Conditions or Reasons:
1) The proposed dwelling, by virtue of its scale, bulk, siting and unsympathetic design would appear unduly intrusive within the streetscene and would appear as a cramped overdevelopment of the site, causing significant harm to the Area Of Special Character and the wider character and appearance of the area. The development would therefore conflict with Section 12 of the NPPF, Policies H2 , BE6 and BE8 of the South Bedfordshire Local Plan Review (2004) and the Central Bedfordshire Design Guide (2014).
2) The proposed raising of the roof ridge on the original dwelling would appear unduly intrusive within the streetscene and would be contrary to the existing grain of development, causing significant harm to the character and appearance of the area. The development would therefore conflict with Section 12 of the NPPF, Policy H2 , BE8 of the South Bedfordshire Local Plan Review (2004) and Section 7.03.19 and 7.03.20 of the Central Bedfordshire Design Guide (2014).
