Conditions or Reasons:
1) By virtue of the significant scale of the extensions, their cramped and contrived design and their siting tight to the site boundaries, the proposal is considered an overdevelopment of the plot which does not respect the character of the original dwelling or streetscene , thereby resulting in detrimental harm to the character of the application site and visual amenities of the area. The proposal therefore does not represent high quality design, which is appropriate in scale to its setting, contrary to Policy DM3 of the North Core Strategy and Development Management policies, Section 16 of the NPPF and the Central Bedfordshire Design Guide.
