Conditions or Reasons:
1) The proposed development represents inappropriate overdevelopment of a residential garden which would be out of keeping with the character of the area. The proposal fails to adequately respond to the natural features of the site as demonstrated by the juxtaposition of Plot 2 with the protected oak tree as identified on drawing number Pl-01 Rev. A. The close proximity of the front elevation would create vulnerability to conflict and nuisance caused by the tree and thereby pressure for removal, which would be detrimental to the character of the area. The proposal is deemed to conflict with Policy H2 and BE8 of the South Bedfordshire Local Plan Review and the aims and objectives of the National Planning Policy Framework.
