Conditions or Reasons:
1) The proposed extensions by reason of their design, scale and form would result in an unacceptable and harmful impact on the character and appearance of the dwelling and streetscene and the Non Designated Heritage Asset and result in an overbearing impact and loss of privacy to No 2C Hitchin Road. Therefore, the proposal is not considered to be a high standard of design and is contrary to policy DM3 of the Core Strategy and Development Management Policies November 2009, the Central Bedfordshire Design Guide (March 2014), and Sections 12 and 16 of the National Planning Policy Framework (2019).
