Conditions or Reasons:
1) Given the established grain and character of properties along Brive Road as well as the prominent position of the application site, which would allow the proposal to be very visible within the wider area, it is considered that the excessive scale, massing, projection and design of the proposal, particularly its principle elevation, would result in a harmful visual impact on the character and appearance of the area and conflicts with Policy BE8 and H8 of the South Bedfordshire Local Plan Review (2004), Section 12 of the NPPF and the Central Bedfordshire Design Guide (2014).
