Conditions or Reasons for Planning Application - CB/21/01193/FULL
Conditions or Reasons:
1) The proposed development represents inappropriate development in the Green Belt, which is, by definition, harmful to the Green Belt. The proposal would be detrimental to the openness and visual amenity of the Green Belt, and an encroachment into the countryside. No very special circumstances put forward have been presented in this application that would clearly outweigh the harm to the Green Belt. The proposal is therefore to be contrary to Section 13 of the National Planning Policy Framework (NPPF), February 2019.
2) The proposed garage would, because of its excessive height, bulk, mass and siting, appear overly prominent within the streetscene of Common Road and would appear as a discordant form of development on the grassed land and hardstanding to the front of the site's dwelling. As a result it would appear out-of-character within the application site, with its surroundings and with adjacent residential properties and their grounds, thus being harmful to the visual amenities of the local area. The proposal is therefore contrary to the principles of good design as set out within section 12 of the National Planning Policy Framework, February 2019 and policy BE8 of the South Bedfordshire Local Plan Review.
