Conditions or Reasons for Planning Application - CB/21/01196/FULL
Conditions or Reasons:
1) The proposed sun room extension, by reason of its excessive size, unsatisfactory design, materials, and its intrusion into the open courtyard area of what comprises part of a hisrtoric grouping of well preserved outbuildings, would be harmful to the character and intregrity of the building and its immediate surroundings. Furthermore, the introduction of bifold doors into the front elevation and the use of upvc to replace traditional timber joinery items would also be inappropriate in the context of this barn conversion. The proposal would fail to preserve or enhance the character and appearance of the Conservation Area. The proposals also conflict with the core objectives of National Planning Policy Framework (NPPF) paragraphs 184,192, 196 and 197, Policy BE 8 of the South Bedfordshire Local Plan and the objectives for historic buildings in Supplement 3 of the Central Bedfordshire Design Guide (2014).
