Conditions or Reasons for Planning Application - CB/21/01197/PAAD
Conditions or Reasons:
1) The proposed floorspace exceeds 465mē and therefore fails to comply with Part 3, Class Q, Q.1, B (ba) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
2) Insufficient evidence has been submitted to demonstrate that the building works required to facilitate the change of use would be limited to those permitted under Part 3, Class Q, Q.1 (i) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
3) Due to the width. length, construction and proposed use of the track from the public highway to the proposed development, the proposed intensification would cause deterioration to the track and verges and cause a hazard to the pedestrians and vehicular traffic.
4) The proposed development fails to provide an acceptable provision of adequate natural light in all habitable rooms. The application therefore fails the test at paragraph Q.2(1)(g) of Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development Order 2015.
