| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted in the application. drawn constructional details of the double-glazed replacement window units hereby approved, shown as typical details for proposed openable and non-openable window types, in section and plan at a scale between 1:5 and 1:10, as appropriate, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any work of window replacement on site. Reason: To ensure that the approved works are implemented a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects (Section 16, NPPF) |

Notwithstanding the details submitted with the application the double-glazed replacement window units hereby approved shall be of painted timber and shall incorporate the following constructional detailing unless otherwise agreed in writing by the Local Planning Authority prior to any work of window replacement on site: - a glazing cavity which shall not exceed 6mm - black finished spacers - concealed trickle vents (if trickle vents are required) Reason: To ensure that the approved works are implemented a manner fully appropriate to, and in safeguarding of the historic character and appearance of this listed building in all respects (Section 16, NPPF) |

Notwithstanding the details submitted with the application any works of 'making good', including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, required as a result of implementation of the works hereby approved shall be undertaken using materials strictly compatible with the traditional construction and character of the building. Reason: To ensure that the approved works are carried out in a manner fully appropriate to, and in the safeguarding of, the traditional fabric and constructional character of this listed building in all respects (Section 16, NPPF) |
