Conditions or Reasons for Planning Application - CB/21/01353/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The new window to be inserted into the side elevation of the building shall be painted timber, whilst the rooflights to be inserted into the rear roofslpe shall be of Conservation style.

Reason: To ensure that the development/work is in keeping with the traditional apperance of the building within the Conservation Area. (Section 16, NPPF)
3) The development hereby permitted shall only be used as an annexe to the dwelling known as Bridge Cottage and shall not be occupied as a separate or self-contained dwelling unit.

Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted amended plan, number 03B.

Reason: To identify the approved plan/s and to avoid doubt.
