Conditions or Reasons for Planning Application - CB/21/01565/VOC
Conditions or Reasons:
1) The accommodation hereby approved shall only be used in association with the Live and Let Live Public House and shall not be operated or used as a separate or independent business or activity.

Reason - To ensure that the business from the accommodation hereby approved helps to support the public house to maintain its viability and vitality (Section 6, NPPF, 2019)
2) The accommodation hereby permitted shall be used only as tourist chalet accommodation as not as separate self-contained dwellinghouses

Reason: To ensure that the Local Planning Authority maintains proper planning control of the development hereby approved.
(Section 12, NPPF)
3) All on-site vehicular areas shall be surfaced in a porous material and laid out in accordance with the approved plan so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason - In order to minimise danger, obstruction, and inconvenience to users of the highway and the premises (Section 9, NPPF, 2019)
4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3

Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF)
6) No hot tub or similar structure shall be located within the application site edged red without the prior written agreement of the Local Planning Authority.

Reason

In the interests of protecting the residential amenities of adjoining occupiers (Policy HQ1, Central Bedfordshire Local Plan, 2021)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers LB-0247- rev A

Reason: To identify the approved plan/s and to avoid doubt.
