| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF, Local Plan Policy HQ1) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 106 Rev. A, 102 Rev. A, 107 Rev. A, 108 Rev. A, 005, 003, 004, 007, 006, 008, 002, 105, 103, 104, 001.
Reason: To identify the approved plan/s and to avoid doubt. |

No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development (both the extension to the listed building and outbuilding) hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic character and appearance of the listed building and conservation area. (Section 12, NPPF) |

No development shall take place until drawings of all new and proposed replacement windows and doors to a scale of 1:10 or 1:20, together with a specification of the materials and finishes has been submitted to and approved in writing by the Local Planning Authority. Details provided shall clearly show a section of the glazing bars, frame mouldings, door panels, the position of the door or window frame in relation to the face of the wall, the depth of the reveal and arch and sill details. The development shall be carried out only in accordance with the approved details.

Notwithstanding the approved plans, all new rainwater goods shall be of black painted [cast iron/aluminium] and shall be retained thereafter.
Reason: To safeguard the special architectural and historic interest of this statutorily listed building. (Section 12, NPPF) |

The roof to the main listed building shall be laid with matching tatch to the existing.
Reason: To safeguard the character and appearance of this Grade II Listed Building. |

The roof for the outbuilding shall be laid with handmade plain tiles a sample of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved.
Reason: To safeguard the character and appearance of this Grade II Listed Building. |

Notwithstanding the details provided, the rooflights shall be 'conservation' style. The size and type of the rooflights proposed to be used shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved. Only the approved details shall be implemented.
Reason: To safeguard the character and appearance of this Grade II Listed Building. |

None of the components, members or elements comprising the structural timber frame and fabric including the infill panel material, stave or wattle & daub or brick, stone & plaster of the building shall be cut, damaged, altered or otherwise changed other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place.
Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF) |

Notwithstanding the details submitted with the application and prior to the commencement of any works, full details of the extent and method of timber repairs proposed to be undertaken as part of the remedial work hereby approved shall be submitted to and approved in writing by the Local Planning Authority and the approved work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF) |

No works shall commence until a bat mitigation strategy has been submitted to, and approved in writing by, the local planning authority. The purpose of the strategy shall be to inform the construction process and mitigation methods required to ensure works can proceed in a lawful manner. The content of the Strategy shall be informed by appropriate nocturnal bat surveys as determined by the Preliminary Roost Assessment. |
13)
The development hereby permitted shall only be used as an annexe/extension to the dwelling known as 79 Upton End Road and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Section 12, NPPF) |
