The proposed development is of a siting and form which is out of keeping with and harmful to the pattern and open character of surrounding development. The development represents a cramped form of development, shoehorned into a site, resulting in inadequate provision for private outside amenity space for future occupiers. The proposal does not therefore represent a sustainable form of development in terms of the environmental objectives and conflicts with policies H2 and BE8 of the South Bedfordshire Local Plan Review, the National Planning Policy Framework (2019) and the Central Bedfordshire Design Guide. |
