Conditions or Reasons for Planning Application - CB/21/01647/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers K1510-02, K1510-03, K1510-01.

Reason: To identify the approved plan/s and to avoid doubt.
4) Prior to the commencement of development, all pruning works shall be implemented and confined to that specified in Appendix 2 "Survey Schedule" and Section 6.1 of the supporting document "Tree Survey Report -Pre Development" dated July 2021, as prepared by RGS Arboricultural Consultants, referring to the respective trees marked on the "Tree Constraints and Protection Plan".

REASON
To ensure that only the minimum required pruning of protected trees T1 and T2, as marked on the "Tree Constraints and Protection Plan", is undertaken to facilitate construction, and that the pruning is carried out to a high standard of workmanship, so as to maintain the health and amenity value of the specimens concerned, and to prevent unnecessary and unjustified pruning works from being carried out.
5) Prior to the commencement of development, all trunk protection coverings shall be fitted in full accordance with that specified in Section 6.2 of the supporting document "Tree Survey Report -Pre Development" dated July 2021, as prepared by RGS Arboricultural Consultants, referring to the respective trees marked on the "Tree Constraints and Protection Plan", with the protective coverings only being removed after the completion of development.

REASON
To adequately protect the lower trunks of trees T1 and T2, as marked on the "Tree Constraints and Protection Plan", from construction, abrasion and impact damage.
6) Throughout the entire course of development works, all working methodology and precautions shall be strictly adhered to, as specified in Section 6.3 of the supporting document "Tree Survey Report -Pre Development" dated July 2021, as prepared by RGS Arboricultural Consultants.

REASON
To ensure that all construction works and working methodology is carried out in accordance with good arboricultural practice, so that adjacent trees are not damaged by any form of construction activity.
